Another Europe trip

Pheww!

  1. Finally, my new house flooring was completed. It was beautifully done on Tuesday. The same day I have to fly to Europe.
  2. Yesterday morning I landed Paris in the wee hours at 0540 hours. The weather was great for me at 15 deg celcius. Took a taxi to Holiday Inn Court Garden. Unfortunately, the French Vietnamese doesn’t know where the place is even with his GPS on.
  3. Huh, what a guy, wasted an extra EUR25.00 for that journey to look for place that a taxi driver should know about. Anyway spent nearly EUR60 for that bloody cab.
  4. Usually, it costs only approx EUR35 from Charles de Gaulle (CDG) Airport, Paris to the hotel. Anyway, made my check-in to freshen-up. Yes, I look horrible after 13 hours flight. Check-out after 3 hours to catch my meeting.
  5. According to my French couterparts, the summer this year is not so good as there is less sun. But from someone who comes from a hot country like me, the weather was terrific - No sun but bright skies with cooling air.
  6. The meeting lasted for 1 hour or so. So I have time to go for my lunch before I catch my next flight to Dusseldorf in Germany. Frankly, there is none good eating places in CDG.
  7. Took the Air France flight at 1525 hours and landed Dusseldorf at 1640 hours. That’s a short flight, wasn’t it?
  8. From the air, Dusseldorf looks nice as it has so many trees - green places, reminds me of my hometown. The city is well structured and planned. So many beautiful buildings in the old town.
  9. According to my German friend, Dusseldorf has the highest density of Porsche in the country. Well I supposed that could be true, almost every where I go I see so many Porsche - be it modified or not. Even though, the quantity is not as many as Mercedes, BMWs, Minis and Audi. A mini costs around EUR25,000 in Germany.
  10. Had a late evening stroll around the city, and its a vibrant city. There is around 7-8 brewery in the city. The beer is dark as compared to the normal beer which is yellowish and lighter. I supposed that’s one of its differences right!
  11. Today, I will be going to Essen, another city which is 30 mins drive from Dusseldorf. Best of all, I will be going there using the AutoBahn. We are talking about no speed limit here. Let’s see how fast the driver brings the car.
  12. My regret is I left my camera at home as I was rushing to the airport. Darn!
  13. Will be in London on Friday, and I really hope the weather there is fine - usually its always gloomy

Moving Houses

  1. Sorry for the lack of update. Moving house do not give me the luxury to post as I am yet to get my internet connection fixed.
  2. It has been a tiring weekend. Moving all of my things between houses. It was a good idea to hire Subalipack for moving my belongings.
  3. The total boxes we have was more than 70+ big boxes excluding other small items. It was a total disaster to search in and every box to look for your stuff. Yes, I marked the box.
  4. Many things are still in the boxes. Looks like another week to unpack.
  5. Finally bought my 42″ Sharp Aquos Full HD LCD TV - now I can enjoy my movie better
  6. Bought most of my furniture from Lorenzo, taking advantage of the S.A.L.E season here in Kuala Lumpur. I think they extended their sale to 1st September. I like the design as it combined wood and leather.
  7. Just applied for new Telekom Malaysia line today. unfortunately, I will take them within 3-days to install the line. Until then would not be able to do the Streamyx registration.
  8. Decided to put new flooring to my condo. Decided to put laminated flooring than wood. Costs me RM18.90 per square feet. Measurement will be taken this Saturday.
  9. Will provide pictures once my internet is up and running already

In the process of moving homes

  1. Have been sick from friday last week. I was referred to Gleneagles for Upper Respirotory infection. The sickness lasted until today. Luckily am getting better - a bit coughing left. Let’s hope this will be gone by next week - because it’s Moving Day
  2. Expect to receive the key and other stuff by this coming Tuesday or Wednesday. Looks like we can moving-in starting Saturday
  3. Still need to reconnect the TNB, Telekom and Syabas. Let’s hope these companies will do an efficient job
  4. So many stuff need to be packed. Over the years, lots of stuff was collected. Currently, in the midst of packing. So many boxes in my apartment now
  5. Am yet to call my mover - am thinking of using Subali Pack - tested their service when I moved my stuff from my old office (in tower 1) to the new office (in tower 2). Hopefully, I can get good discount
  6. Also busy surveying new stuff to buy for the condo. Have been browsing through the shops for some cool furniture. Might as well get some while its on S.A.L.E. Yes, Malaysia is on sale now!

  2. Expected listing date: 20 August 2008 with 150 million shares
  3. Major shareholders post IPO are Kinsteel (37.3%), Equal Concept SB (31.4%) and Maju Holdings (4.5%)
  4. The Initial Public Offering (IPO) price is RM2.90/share
  5. Listing proceeds will be utilized for repayment of borrowings and working capital
  6. The Fair Value is RM4.90/share and RM5.00/share evaluated by OSK Research and HwangDBS-Vickers Research

Finally, everything is coming into places now!

Today, my lawyer told me that the Land Office have finally approved the consent to tranfer the title to my name. What does this mean?

  1. the consent was sent to the Land Office in early March 2008 - therefore it takes roughly 6 month to get the conset to transfer for a leasehold property in Malaysia. Freehold takes less, probably 3 months
  2. the official letter will take another 2-3 day to be issued by the Land Office. I am still wondering why it takes so long for a letter to come out - must be the inefficiency
  3. I can proceed with private caveat once the official letter is issued. The purpose of private caveat is to prevent the vendor from
    fraudulently dealing with the property in a manner prejudicial to
    the interests of the purchasers and end-financiers.
  4. My loan was approved in Jan 2008 so private caveat will allow my lawyer to advice the bank to release the payment balance (90%) to the vendor.
  5. Should everything goes as planned, I can actually move into my new condo already
  6. My lawyer can start charging the property to the loan provider and at the sametime finalise the title transfer to my name. I guess this process will take another 1-month minimum.

Basically, leasehold property process in Malaysia is quite tedious and time consuming. Frankly speaking, it is slow because it is managed by inefficient agency that may have vested interest to specific land or properties in certain area. Bear in mind that the land office is currently using online system, and it takes this long. Can you imagine what it was like before the online system?
